Our Services: Comprehensive & Responsive

We offer a wide range of services designed to meet the diverse needs of our campus community.

Our routine maintenance services ensure that the campus facilities are in prime condition. This includes:

  • Preventive Maintenance: Regular inspections and servicing of HVAC systems, plumbing, electrical systems, and more to prevent breakdowns and extend the life of equipment.
  • Minor Repairs: Addressing small issues like leaky faucets, broken tiles, and lighting problems promptly to avoid disruption.

When something needs fixing or upgrading, we are on it:

  • Emergency Repairs: Rapid response to urgent issues like power outages, water leaks, and structural damage.
  • Planned Renovations: Upgrading classrooms, labs, and common areas to meet modern standards and improve functionality and aesthetics.
  • Project Management: Overseeing construction and renovation projects from planning to completion, ensuring minimal disruption to campus activities.

A clean environment is a healthy environment. Our custodial team ensures:

  • Daily Cleaning: Regular cleaning of classrooms, offices, restrooms, and common areas.
  • Deep Cleaning: Periodic deep cleaning of carpets, floors, windows, and other surfaces.
  • Event Support: Setup and cleanup for special events, ensuring spaces are ready and welcoming.
  • Staff Assistance: Assist staff with furniture moves, setups, and reconfigurations to meet their needs.

Our groundskeeping services keep the campus exterior beautiful and functional:

  • Landscape Maintenance: Mowing lawns, trimming shrubs, and maintaining flower beds to create attractive outdoor spaces.
  • Hardscape Maintenance: Keeping walkways, parking lots, and other hard surfaces clean and safe.
  • Irrigation Management: Ensuring efficient water use and maintaining irrigation systems.

Safety is our top priority. We ensure:

  • Regulatory Compliance: Adherence to local, state, and federal safety regulations and building codes in coordination with Risk Management, Environmental Health and Safety, and Campus Safety.
  • Fire Safety: Regular inspections and maintenance of fire alarms, extinguishers, and sprinkler systems.
  • Health & Safety Audits: Routine checks to identify and mitigate potential hazards.

Current Capital Projects

East Lot Parking

East Lot Restoration

The Anaheim Swing Space Interim Housing project, which was located in the East Lot, provided temporary space to house the occupants of the first and second floors during the Anaheim Tower First Floor Life and Safety Renovation project. The swing space, which comprised of 14 modular buildings, was removed in June 2025 and the East Lot is in the process of being restored. Substantial completion has been met. However, the following are still outstanding:

  • Light Pole Foundations
  • Stand Light Poles and Fixtures
  • EV Chargers
  • Site Furnishings

We anticipate that the remaining items will be completed by the final completion date on May 11.

Completed Capital Projects

Parking Deck

Anaheim Tower First Floor Life/Safety Renovation Project

The Anaheim Tower First Floor Life/Safety Renovation was completed in early 2025. The project included the replacement of all damaged parking deck expansion joints, seals, deck topping concrete and asphalt and waterproofing, adjacent finishes, and immediate areas to prevent water intrusion to the first floor. This project also included the repair of all damaged finishes on the first floor of the Tower and the addition of an All-Gender restroom on the first floor as required by the California Building Code and the Division of the State Architect.

Exterior Signage Project

The exterior signage scope of work concluded in early March 2026. The Campus Project Team is working with the KYA Group to address minor scope of work improvements that may be addressed by a change order in the coming months. The Notice of Completion will be submitted to the Board of Trustees for consideration on May 12, 2026.

Outdoor Patio Remodel

This project was completed in July 2025. The project added a new custom steel shade canopy structure to the existing plaza area on the south side of the first-floor cafeteria. The project also enhanced site accessibility from the adjacent parking lot to the shade structure and included new seating with Wi-Fi connectivity. The total square footage of the project is approximately 2,000 square feet with a 600 square foot shade structure.

Anaheim Campus Board Room

Board Room Modernization

This project was completed in October 2025. It involved the remodel of the interior of rooms 101, 101A, 101B, 101C, 105, and 107, including modifications to lighting, power, data, and A/V systems. It also addressed acoustical reverberation issues affecting both live and broadcast audiences, ensured ADA compliance for all seating and board desks, and replaced the existing board dais to meet the needs of the user groups. The project also included the addition of an IT/A/V control room.

Forthcoming Capital Projects

Concept sketches for Interior Signage

Interior Signage

The Campus Project Team is assessing interior signage recommendations presented by the Design Team based on the potential budget available to complete the project. Implementation for this project is anticipated to start in June 2026

Architecture sketches for the Exterior Green Community Space

Exterior Green Community Space Enhancement Project

This project will transform underutilized outdoor areas into a functional, accessible, and inviting campus space. Improvements include landscaped garden areas, defined gathering spaces, and new site furnishings to support student use and campus activities.

An added feature is the Culinary Arts corner, which will provide food service opportunities with direct access to outdoor seating, creating an active and community-focused environment. The project will also include ADA path-of-travel upgrades and infrastructure improvements to support long-term use and maintenance.

Forthcoming Scheduled Maintenance Projects

Lighting Upgrade

This project will retrofit existing interior lighting systems across the Anaheim Campus to improve energy efficiency, reliability, and code compliance. Aging fixtures will be replaced with high-efficiency LED luminaires and modern Title 24–compliant lighting controls, including occupancy sensors, daylight harvesting, and dimming capabilities. The upgraded system will be integrated into the campus Building Management System (Trane Tracer Ensemble) to enable centralized control, monitoring, and optimized energy performance.

Elevator Modernization

This project will upgrade four aging elevator cars to enhance reliability, safety, and compliance with current codes and DSA requirements. The scope includes replacing controllers, operating systems, door equipment, and other critical components. These improvements will address end-of-life equipment, reduce service disruptions, and ensure the elevators meet modern performance and safety standards.

Transformer Assessment - Mezzanine Level

This project will provide a comprehensive evaluation of the electrical transformers located on the mezzanine level to determine whether reconditioning or full replacement is the most appropriate path forward. The assessment will examine equipment age, condition, performance, noise levels, thermal loading, and overall reliability. Findings will be used to develop a clear, data-driven recommendation to guide the next steps.

Access Control System Upgrade

This project will upgrade the current Hirsch Velocity system to Brivo Access. It will replace existing controllers, readers, and associated hardware, along with reconfiguring the system to support enhanced remote management, real-time monitoring, improved reporting, and scalable expansion for future campus needs. This upgrade will strengthen campus security operations, streamline system administration, and align the access control infrastructure with current technology standards.

Fire Alarm System Upgrade - MAPNet to IDNet

This project will transition the existing network from MAPNet to IDNet to improve system reliability, expand device capacity, and align with the manufacturer’s current technology platform. This upgrade addresses limitations and declining support associated with the MAPNet system, ensuring continued code compliance, long-term maintainability, and availability of replacement components.
